Comparative Market Analysis (CMA)

Pricing a home correctly to sell is both an art and a science. We comprise a detailed and accurate CMA of similar homes that have recently sold to help with determining a reasonable expectation of sale price.

Professional Photos

Quality photos are imperative when marketing a home. Such details as lighting, angles, and order selection allow potential buyers to get a feel and connect with the home before setting foot inside. We contract with professional photographers to ensure ultimate quality.

Marketing

There are many levels and variables when it comes to marketing. The most important is reaching potential buyers and their realtors, notifying them that your home is available. We use many outlets to accomplish this such as technology, person to person, and visual marketing.

  • Technology- Multiple Listing Service
    This is the most universal platform and resource realtors use to find homes for their buyers. It will include information such as location, finishing details, upgrades, pictures, HOA info, school zones, etc. In addition to the MLS, we also advertise and market your home to popular outlets such as Realtor.com, Trulia, Zillow, and Social Media, like Facebook. The key is to reach potential buyers as quickly as possible and to consistently stay in the forefront as buyers search for their next home.
  • Person-to-Person
    The most common is having open houses. Our goal with open houses is simple, create an opportunity for potential buyers to see your home and envision themselves living there. Also, this allows us the chance to answer any questions and even brag a little. We know your home is amazing and we want to make sure they realize it also.
  • Visual
    Yard signage is key. Many prospective buyers drive through neighborhoods to see what’s available. Also, neighbors can be a good resource to locate buyers. When they see that impressive BoyCott Realty sign, they will let people know and may even have a friend or family member that is interested in living next door.

Contract Negotiation

This may be the most important step. There are many variables to consider when you receive an offer. This includes timelines, contingencies, title, inspections, lending, and other important details that impact the transaction. We are here to guide and simplify things so you can make informed decisions that will help with achieving your ultimate goal.

Contract to Closing Support

It is imperative to stay on top of all the details that were agreed to during the contract negotiation period. Things like inspection periods, lending contingencies, and appraisal timelines, to name a few. We will stay on top of everything and facilitate all aspects that are needed to get to closing. We will be proactive to resolve any issues that may arise and keep things in line and on track. We are with you every step of the way.
